Spectrum Technologies, Inc

Spectrum Technologies hired John to relocate their headquarters, sales office, and direct ship warehouse. In 2011, Spectrum’s growth had outpaced their owned building’s office space and onsite parking capabilities. Spectrum’s management wanted a site with improved corporate image and a larger land footprint. An exhaustive “for sale” search revealed many existing and financially distressed buildings. None quite fit the bill and Spectrum pursued a land purchase, build-to-suit alternative. Unable to get an appraisal to begin the construction, Spectrum again engaged John for a quick plug & play scenario in an expansion location. Still reeling from the 2008 downturn, Aurora was a natural target for low rents and good existing conditions. 1500 Thayer was identified, having recently being purchased out of foreclosure by deal-making investor landlords. Low gross rents were offered for former high tech office space with more efficient floor layouts and a shared rear dock. It was a perfect fit for Spectrum. The new landlords agreed to a turnkey delivery in this office dominated flex building. High parking ratios allowed Spectrum to capture 25% more onsite parking than their former owned location.
