Intrax had nine years of continual growth at their class C Michigan Avenue Building. Eventually, Intrax occupied two entire floors. Ownership was renegotiating a renewal with Intrax in order to remodel and upgrade all 3 floors for Intrax’s use. JHS was hired to find a building with similar proximity to the Michigan Avenue and State Street corridors, with single floor plates over 17,000 SF, ability to accept high density professional training, and ease of access for its trainees through the building lobby. Intrax made multiple requests for proposal and ended up at a sister building to one of its original finalists. Excellent presence on Michigan Avenue, landmark status, and tremendous light and views of Lake Michigan sealed the deal. The new building turn keyed an 18,000 SF space with a guaranteed right of first refusal for Intrax on the balance of the floor.
Intrax received a fully paid landlord delivery of new space conforming to all high density codes for the City of Chicago. Intrax was able to competitively bid and award the build out. Intrax also received highly discounted building conference room space for their weekly intake sessions. Intrax accomplished this without issuance of a letter of credit and a below market security deposit. Intrax was able to reach its goals for increased enrollment, greatly improve its image, and significantly reduce their rental price per SF, all within their predetermined budget.
